Disciplined and Targeted Approach

Since its inception in 2009, Stage has maintained internal discipline to acquire and develop only those medical office opportunities that meet its rigorous investment thesis and business plan.   Tenant financials, physician roster, location metrics and overall market are thoroughly reviewed and underwritten.  Properties that do not generate required yields from the closing date, or that will require financial engineering or accrued returns, are not pursued.   Preference is given to those markets where Stage previously owns properties (or seeks to acquire additional properties), which provides strong local relationships, management efficiencies and portfolio premiums.

Value in Relationships

Over the years, Stage has assembled a top team of leading bankers, attorneys, accountants, brokers and vendors.   Working with similar partners throughout the years has allowed Stage to quickly and efficiently negotiate acquisitions, sales and leases, without having to jump through new learning hurdles.    Stage’s focus is solving any hurdles in the transaction, rather than scrambling to identify new capital sources or walk new relationships through the business at large.  Stage prides itself on repeat business, and has engaged in follow-on transactions with the same buyers, sellers and tenants throughout the years.  

Substantial Personal Investment and Hands-on Management

Stage leaders make substantial personal investments in every transaction, and will not pursue any opportunity that it would not invest its own capital.  In addition, Stage is privileged to have cultivated a roster of high net worth investors, family offices and private equity relationships that co-invest alongside Stage on any given deal.   Once acquired, each property is guided by Stage’s in-house asset and property management team, treating its property as a meaningful addition to the portfolio.

 Acquisition and Development

Brokers, lawyers, bankers and property owners view Stage as an experienced and reliable buyer and developer on both smaller and bigger deals alike. Prior to Stage making an offer on a property, Stage has underwritten the transaction, spoken to its lenders, and accounted for the needs and goals of its investors. Stage is completely at risk with its own internal capital through-out the process, erasing motivations other than total execution of the purchase. There are no board of directors or investment committees at Stage. Decisions are made in hours, not days.

Sale-Leaseback

What began as a small portion of its business has evolved into the biggest source of acquisitions for Stage. Simply put, brokers and physician owners have come to know Stage as a trusted and creative partner to structure sale-lease backs of physician owned real estate. Over the years, Stage has learned to best balance the needs of physician owners (both current and retired) with the practice owners, in terms of rental rates, lease terms and capital requirements. In over two thirds of instances, physicians will choose to reinvest sale proceeds back into the transaction and remain investor-owners of their real estate alongside Stage.

After outsourcing property management for the first few years of Stage, Brian believed that Stage’s core competency needed to be fully responsible for the health and prosperity of its tenants.   Stage brought onboard best in class property managers, asset managers and accountants to personally manage all its properties, with unparalleled response time and problem-solving resources.  Stage is dedicated to provide all of its buildings and tenants with superior management and complete attention to detail, regardless of location across the country.  Stage directly handles all accounting and management from its Chicago headquarters, and engages a top facilities manager at each geographic location to personally respond to site visits or tenant emergencies within hours of notification.  Stage also personally handles every single tenant renewal, expansion or extension, further solidifying its relationship with its valued tenant partners.
